DEPOSITS:  A deposit effectively seals your agreement with us and is binding upon both parties.  Deposits may be paid by Sterling personal or business cheque, by ebanking transfer or by PayPal (additional fees apply). We will discuss details once it has been established that the booking is to go ahead.  In the first instance a verbal or email 'handshake' will suffice after which we will subsequently firm up the arrangement.  

BALANCE OF FEES:  The Balance of fees to be paid  before departure either in cash, by cheque, ebanking transfer or GBP Travellers' Cheques.

CANCELLATIONS & REFUNDS:  If a booking is cancelled it should be realised that, having already committed that date to you, we may in consequence have refused accommodation to other enquirers .  We will readvertise cancelled dates and if we are able to re-let the room then any deposit paid will be refunded.  In the event that the room cannot be re-let then your deposit will be retained to compensate us for lost business.   Guests who reserve more than one night and who then choose to shorten their stay are liable to be charged the entire fee agreed at the outset.

We try very hard indeed to make guests welcome, relaxed and comfortable and so are concerned when, on very rare occasions, the B&B experience we deliver does not match expectations.  Normally the experience significantly exceeds expectations and visitors are delighted, as our guest book will reveal.  Disappointment invariably occurs when guests have not thoroughly read the whole website or these Conditions or have overlooked that in choosing to share our open-plan home as our only guests, they will enjoy an environment somewhat different to a 'regular' B&B.  We like to think that coming to us it is somewhat akin to visiting friends as House Guests.  When making a firm booking, guests are deemed to have read, understood, accepted and agreed to comply with the terms and conditions described on this site and specifically on this page.

SAFETY ... Ours is a safe, modern home and satisfies the building regulations in every respect including a disabled access ramp to the ground floor, we do not claim to be fully wheelchair accessible. Asthmatics especially will find the atmosphere congenial since the air quality is good and the house experiences very little dust due to our choice of floor surfaces and furnishings, neither do we smoke or keep any pets.

FIRE:  There are fire escape windows from the bedrooms and hard-wired smoke detectors in bedrooms and public areas... we ask guests to familiarise themselves with escape routes. We will indicate the fire escape window and demonstrate how to overcome its child-resistant limited-opening when showing you your room. However there remain a number of practical safety points to be made, and we ask that potential guests give them their full attention.

1. The sloping access ramp, open interior, spiral stairs, open galleries, high exterior balcony, water features, hot-tub, steep sloping site and surrounding rock outcrops may be considered hazards especially to the young, the incautious or those who are frail or unsteady on their feet. If care, restraint, parental control and common sense are applied, then guests will be perfectly safe; nevertheless we accept no responsibility for accidents occurring to guests resulting from a failure to exercise normal caution or from the ignoring of this warning.

2. The house is a NO-SMOKING area, neither are naked flames / candles / joss sticks etc appropriate in a timber building!

3. We do not cater for children under school age ie. less than 5+ years old. Children must be dry at night and be able to sleep in a single bed or bunk, we generally recommend the lower bunk for very young children. Young guests should be supervised at all times by a responsible adult. For billing purposes young people are regarded as adults after their 12th birthday.

 4. IMPORTANT: the use of the SAUNA and HOT-TUB facilties are STRICTLY AT GUESTS' OWN RISK and we ask that you establish beforehand whether your health permits you to do so safely. If you wish to use either facility we will take especial care to demonstrate how to safely access the hot-tub, since a fall could result in serious injury.  Those who are Pregnant or have Heart complaints, Asthma, Blood Pressure, Skin conditions, Epilepsy or Diabetes are especially at risk and should not use these facilities. Children may only use these facilities with parental consent and under strict supervision, parents are asked to note that body temperature regulation in youngsters is not fully developed as in adults. NO GUEST SHOULD USE THE SAUNA / HOT-TUB ALONE and are advised to LIMIT THEIR USE TO APPROX 15 mins PER SESSION. More detailed guidance is given in the visitors' handbook in your room. We accept no responsibility for the safety of guests using these facilities.  PLEASE SHOWER before using the hot-tub. We regret that the hot-tub is under repair and we cannot guarantee that it will be available.

5. PETS: We endeavour to keep the house dust / allergen free, in consequence we do not accept pets of any kind.

6. Breakfast orders will be taken by 2100 the preceding evening along with your preferred breakfast timings, the latest we serve breakfast is 0900. Please see the BREAKFAST page on this site for the items we serve, there are two distinct menus: Traditional OR a lighter Alternative with options that should suit most Vegetarians ... but please do check before booking.

7. The floors are of pine and are easily damaged. We ask that guests use the soft-soled slippers we provide when indoors if they do not bring their own.

8. Guests are welcome to use the lounge, sun lounge and television/DVD but are requested not to use the kitchen, library, office or utility room. We ask that guests would please vacate their room by 10am and, if returning for a further night, will not return until approx 4.00pm, irrespective of prevailing weather conditions. This is to permit cleaning and maintenance to take place.

9. Additional services: TELEPHONE: This is a relatively 'dead' area for some mobile phones. If making UK calls after 6.00pm or at weekends we are willing to allow you to use our home landline. This offer does not apply to daytime or International calls, or calls to mobiles. Our telephone is blocked from calling Premium-Rate numbers.  REFRIGERATION: We may be able to refrigerate small items and to freeze blocks for you, this is dependent on space availability, but we will do our best without making any firm promises. TRANSPORT: For only the cost of fuel we are willing to take you to a location that will enable you to undertake a longer and more meaningful hike back to your own vehicle. LAUNDRY... damp clothing may be dried free of charge on an airer in the utility room. For £3 we will wash and dry (but not iron) a load of washing. INTERNET ACCESS the connection is broadband with Wi-Fi for those with enabled machines. For those without their own computers, by arrangement and for short periods we are willing to allow guests access to the internet from our home machines to send and retrieve web-mail and to undertake limited surfing or to download photographs via their own card-reader.

10. Advice on eating out, local walks and places of interest can be emailed ahead, or made available to guests on arrival. If you have specific interests or ambitions please do mention them and we will try to give targeted advice based on local knowledge.  We routinely print off weather forecasts for your information. There is also a good Tourist Information Centre in the village open from Easter to October.

11. BREAKAGES. This house and its contents are our family home first and foremost and, accordingly, we furnish it to a high standard. Guests are asked to respect this and, in the event of any damage, be prepared to make reparations.

12.  STAG / HEN PARTIES.  Sorry, after a bad experience in 2006 we will no longer accommodate such parties, nomatter how calm, restrained and responsible they claim to be!
